Home Sweet Home, LLC is a property management company for a group of private investors.
 
        Our mission is to provide a home to anyone who has the financial ability to purchase a home, but who does not have the ‘good credit’ required by the banking and financial institutions of America.
 
         Banks and typical lending institutions are in the business of lending money. They are not in the business of selling homes. They put people through a stringent qualifying process in the hopes that they will not have anyone default on a loan, and yet they still have a certain amount of loans that must be foreclosed because people get into financial trouble for hundreds of different reasons and end up losing their home. Foreclosures cause banks headaches, and cost them money. So they charge the borrower for the expenses, and the headaches up front. They make enough money from the home buyer in closing fees and interest spread that it is profitable for the bank whether the buyer keeps the home, or loses it.
 
        Lending institutions charge what we consider to be excessive and abusive ‘fees’ for any reason they can come up with, or that they can get a law passed to require. The typical ‘closing fees’ range from $3,000 to $6,000 which the buyer must have on hand to pay the bank, which does not go toward the purchase price of the home. This is in addition to the 10% down payment (if you can find a 90% loan anymore). Without excellent credit they will want the buyer to put down 20% of the purchase price.
        If you have good credit and 20% to put down plus closing costs, by all means buy a home through your bank. You will get a slightly better price and interest rate than you will get through Home Sweet Home, LLC. (maybe)
 
        We are in the business of selling homes for our private investor group. If you have the money for a down payment. We will sell you a home. We let you decide whether or not you can afford the monthly payments. If you are in doubt we will be glad to discuss your financial position and make a recommendation.
        If one of our buyers defaults, we simply take the home back and resell it to someone else. It can even be handled in such a way that it does not show up as a foreclosure on your permanent credit report.
